• *The first month's rent shall be remitted by e-transfer to
  the Lessors within 24 hours following the Lessors'
  verification and approval of the references and credit
  reports.
  
  *The dwelling shall not be used as an AIRBNB including no
  short term rentals.
  
  *Assignment and/or subleasing are forbidden.
  
  *There shall be no painting of the walls.
  
  *There shall be no smoking and/or no growing of cannabis
  inside the dwelling as well as around the boundaries of the
  dwelling.
  
  *The Lessees must provide proof of rental insurance
  including civil liability for two million dollars for the
  entire term of the lease including any renewals, as well as
  proof of opening a
  Hydro-Québec account under his name prior to occupancy.
  
  *The right to keep an animal shall be at the sole
  discretion of the Lessors. However, the Lessees understand
  and agree that should there be any damage caused by the
  animal, the cost to repair such shall be borne by the
  Lessees.
  
  *The Lessees agree to have their washing machine installed
  by a certified plumber at their expense, and agree to give
  a copy of their receipt to the Lessors for insurance
  purposes.
  
  *The Lessees agree to not leave any bags of garbage on
  their balconies and to put them in the bins right away.
  
  *The Lessees agree to accept the internet speed as is. If
  they need an upgrade, this will be at their expense.
  
  *The Lessees agree to provide at their expense a recent
  credit score, a recent letter of employment (with salary or
  recent paystubs) as well as their current landlord
  reference, and
  understand that their Promise to Lease is conditional to
  the Lessors approval of the above within 5 days following
  the acceptance of their Promise to Lease; otherwise the
  Promise to Lease shall be rendered null and void.
  
  *At the end of the term of the lease (or renewals), the
  Lessees agree that the dwelling will be returned in the
  same clean condition as when possession was taken.
  
  *The Lessees agree to keep the dwelling well maintained &
  clean at all times and understand that the Lessors reserve
  the right with 24 hours notice during the term of the lease
  (or renewals) to walk through the dwelling. The Lessees
  also agree to inform the Lessors immediately of any
  irregularity that requires their attention.
  
  *If the Lessees do not renew their lease, they agree to
  respect the 24 hours notice for all visit requests.
