    void.

    *The Lessee must provide proof of rental insurance
    including civil liability for two million dollars for the
    entire term of the lease including any renewals, as well as
    proof of opening a
    Hydro-Québec account under their name prior to occupancy.

    *The Lessee does not have the right of access to the land
    (backyard).

    *The Lessee does not have the right to keep one or more
    animals.

    *The dwelling shall not be used as an AIRBNB including no
    short term rentals.

    *There shall be no smoking inside the dwelling as well as
    no growing of cannabis inside the dwelling and/or around
    the boundaries of the immovable.

    *There shall be no painting of the walls.

    *At the end of the term of the lease (or renewals), the
    Lessee agrees to have the dwelling professionally cleaned
    at his expense and to deliver it back to the Lessor in the
    same clean condition as when possession was taken.

    *The Lessee agrees to keep the dwelling well maintained
    clean at all times and understands that the Lessor reserves
    the right with 24 hours notice during the term of the lease
    or renewals to
    walk through the dwelling, and the Lessee agrees to inform
    the Lessor immediately of any irregularity that requires
    his attention.

    *If the Lessees do not renew their lease, they agree to
    respect the 24 hours notice for visit requests
