    *The Lessee agrees at his expense to provide a recent
    credit score report, a recent letter of employment (with
    salary or recent paystubs), and his current landlord's
    coordinates, and
    understand that his Promise to Lease is conditional to the
    Lessor's approval; otherwise it shall be rendered null and
    void.

    *If the Lessee requires a faster internet speed, he shall
    be responsible at his expense to upgrade it.

    *The Lessee is responsible to respect and to follow the
    schedules of garbage, recycling, and compost which is
    posted inside the main hallway.

    *The Lessee must provide prior to occupancy:
    Proof of rental insurance that includes the following:
    -civil liability for two million dollars for the entire
    term of the lease as well as renewals.
    -deductible for all types of water damage $2,000.
    -fire. In the case of renewals, an updated copy must be
    remitted to the Lessors.

    *If the Lessee does not renew his lease, he agrees to
    respect the 24 hours notice for all visit requests.

    *At the end of the term of the lease, the Lessee agrees
    that the dwelling will be returned in the same clean
    condition as when possession was taken, including the
    appliances.

    *The immovable backs onto a cemetery.

    *The Lessors have the right to walk thru the dwelling both
    during the term of the lease and renewals with a 24 hour
    notice to the Lessee.

    *The Lessee understands and agrees to keep the smoke/fire
    detectors connected at all times. The Lessors shall be
    responsible at their expense to maintain and change the
    batteries of these detectors every year.

    *The Lessors declare that both the interior common area
    spaces and the exterior of the building are equipped with
    active surveillance cameras.

    *The Lessors declare that the immovable had a fire on
    February 12, 2025 and that the interior of each unit has
    been completely re-done. The exterior is expected to be
    completed in the summer of 2025.
