  • *The Lessees do not have exclusive use and right of access
    to the backyard.

    *The Lessees do not have the right to keep one or more
    animals.

    *The building regulations of 1885-1891 Montée Monette shall
    form an integral part of all Promises to Lease.

    *The dwelling shall not be used as an AIRBNB including no
    short term rentals.

    **The Lessees consent to submit their lease application to
    Oligny-Thibodeau, at their expense, and also agree to
    provide a recent credit score report, a recent letter of
    employment (with salary or recent paystubs), and their
    current landlord's coordinates, and understands that their
    Promise to Lease is conditional to the Lessors' approval;
    otherwise it shall be rendered null and void.


    *If the Lessees have their own dishwasher, they agree to
    use a certified plumber for the installation and agree to
    remit their receipt to the Lessors (for insurance purposes).

    *The Lessees must provide prior to occupancy:
    Proof of rental insurance that includes the following:
    -Civil liability for two million dollars for the entire
    term of the lease including any renewals.
    -Deductible for all types of water damage $2,000.
    -Proof of opening a Hydro-Québec account under their name.

    *The Lessees understand and agree that they are not allowed
    to bring/have an extra freezer, air conditioner, and/or
    water dispenser during the term of the lease including any
    renewals. The fridge (and freezer) must be in good working
    order. If water damage is caused by the Lessees, they
    understand and agree that they will be responsible for
    paying the deductible.

    *The Lessees are responsible for keeping the washer and
    dryer clean and in good working order.

    *The Lessors have the right to walk through the dwelling
    with a 24 hour minimum notice during the term of the lease
    including renewals.

    *At the end of the term of the lease, the Lessees agree to
    a walk thru of the dwelling with the Lessors to ensure that
    the dwelling will be returned in the same clean condition
    as when possession was taken. The Lessees agree that any
    damages caused directly by them throughout the term of the
    lease including renewals will be deducted from their damage
    deposit.

    *If the Lessees do not renew their lease, they agree to
    respect the 24 hours notice for visit requests.
