  • *Due to the Lessor's age and level of sensibility to noise,
    the preferred profile of the potential Lessee shall be
    respectively quiet and either a single person, couple, or
    retired/semi-retired. The Lessor must approve the potential
    Lessee prior to remitting a Promise to Lease. The Lessee
    must provide a recent credit score report, a recent letter
    of employment including salary, as well as a current
    landlord reference that are conditional to the entire
    satisfaction of the Lessor;
    otherwise, the Promise to Lease shall be rendered null and
    void.

    growing of cannabis inside the dwelling and/or around the
    boundaries of the building.

    *There shall be no painting of the walls.

    *The Lessee must provide proof of rental insurance
    including civil liability for two million dollars for the
    entire term of the lease as well as proof of opening a
    Hydro-Québec account under their name prior to occupancy.
