• Minimum lease term of 12 months.
  
  Prospective tenants must provide an up-to-date credit
  report showing their credit score, a letter of employment
  or contract, and their last two pay stubs, which will be
  verified by the landlord before the lease offer is accepted.
  
  Growing or smoking cannabis on the premises is prohibited.
  Smoking cigarettes on the premises is prohibited.
  
  The tenant must be covered by insurance, including
  liability insurance. A letter confirming coverage must be
  provided at the time the lease is signed in Quebec.
  
  The tenant's liability insurance must be for at least
  $2,000,000.
  No subletting or assignment without the landlord's written
  consent.
  
  No Airbnb.
  
  The tenant is responsible for any damage they cause and
  will repair it at their own expense.
  
  The unit and all its contents must be returned in the same
  condition as they were at the
  time the lease was signed (except for normal wear and
  tear). No modifications may
  be made to the interior or exterior of the unit, including
  painting, without the landlord's authorization.
  
  The first month's rent is due upon signing the lease. It
  must be used to pay the first month's rent.
  
  Appliances (refrigerator, oven, washer/dryer) may be
  provided upon request for an additional $75/month.
  
  Tenants must sign the house rules at the same time they
  sign the lease.
  
  Only cats are allowed.
